Design-Build means that all of the key aspects of your project are integrated within a single team — from design, to building, to warranty. This approach ensures the vision you started with equals the home you end up with — your vision stays perfectly intact, down to the smallest detail. This approach is always significantly less stressful. You only have one contract and one main point of contact which means quick on the fly changes, consistent and complete communications and keeping your project within budget. Home building has a lot of moving parts and we know it can be confusing and stressful. Effective project communication is key to reducing stress. Here is an overview about how the design-building process with Sparkle Restoration Services works for you:

Your Sparkle design-build team will help you develop a list of the priorities and provide an initial set of cost ranges for your Custom Home. During the design process, a variety of factors will influence the final cost. Making changes to the floor plan, adding skylights or windows, opting for a 48” professional range, are examples of items that influence cost. As your design evolves you should expect your budget to change. With each design presentation, a budget presentation will also occur so that there are no surprises. Sparkle Restoration Services is here to guide you through the process to ensure you know the costs every step of the way. The following outlines our design process. One purpose of each step is to communicate the effects that design choices and existing conditions have on your final cost.

Step 1 – Tell Us About Your Dream

In this initial meeting, our goal is to assess the feasibility of the project. We look at the existing conditions, discuss yo ur vision, goals, and go over investment ranges. Our goal is to understand your motivations and also to see if we are a good fit to help you reach your goals. We document the existing conditions, create a statement of goals, and review inspirational images.

Step 2 – The Design Agreement

Unfortunately, there isn’t a calculator where you can plug in the size, materials and other details of your project, and then get an accurate estimate. When it comes to building a new home, there are too many variables. The process of pulling together a proposal is a challenge for even the most experienced kitchen designer or estimator. Prior to entering into a Home Building Agreement with us, we utilize a pre-construction process which includes the costs involved in preparing a detailed scope of work and estimate that assures you a quality, completed project at a guaranteed price. The pre-construction process is handled through what we call the Project Development Agreement (PDA). This Agreement covers design services and sometimes some demolition and discovery work, if required to create a guaranteed project price for you. These PDA fees are always factored into the Home Building Agreement. We feel that being transparent up front and throughout the process allows you to have more control over the project. The PDA does not obligate you to enter into a Home Building Agreement with us and you own the results of the design work covered by the PDA. Also, at this point we will also grant you access to our interactive cloud-based project-management app, where a dedicated portal allows you to stay up-to-date on all aspects of your project.

Step 3 – Schematic Design and Project Development

A Schematic Design is developed to give you an overview picture of your project and the budget. We “set the direction of design” in this stage. The Scope of Work Budget breaks down the work areas, challenges, and opportunities the project holds. We refine the design with fixtures and material selections. We also refine the budget through a site visit by our team and dedicated subcontractors, to verify their scope of work. Also, all along the way your project portal is updated with material selections, appliances, fixtures and design development documents to keep you “in the know.”

Step 4 – The Home Building Agreement

With all or most of the results from the PDA work in hand, we schedule a meeting with you to discuss the project in detail. At this point, we have all the information to provide you with a guaranteed price for your project. We take as much time as you need to go over the scope of work, project plan, progress payments, timelines, logistics and concerns. After we have answered all your questions, we present you with an Agreement for both parties to sign.

Step 5 – Project Management

During the building phase we handle all the details of ordering materials, scheduling, sub-contractor oversight, and vendor coordination. Concurrently we diligently keep you up to date on progress and any arising issues through your dedicated project portal.

Step 6 – In-Process Changes

No matter how carefully we plan your project together at front, you will probably want to make some changes or add other items along the way. We are prepared to cheerfully accommodate any changes you want to make. Our Agreement explains how costs associated with project changes are handled and the additional production days these changes require.

Step 7 – Project Completion

During this completion phase we meticulously inspect to ensure that a high craftsmanship level has been maintained throughout the project. We perform a final review meeting with you to answer any operational questions regarding appliances, heating and cooling systems and any other questions. We also schedule a final detailed post-construction cleaning service. We also provide you with a document for you to list anything you might run across that wasn’t done to your full satisfaction. And finally, we give you access to all the necessary warranty documentation, which we will upload to your project portal for easy access.

Step 8 – Living Your Dream
